Two developers are seeking approval to build 53 new townhome units in Greenville, adding to the housing inventory along Laurens Road and Anderson Road. The city’s project preview meeting on Oct. 27 featured both proposals, which now await minor subdivision applications before construction can begin.

The project on Laurens Road, named Park Vue, involves a 2.6-acre site at 803 and 809 Laurens Road. STYO Development, based in Charleston, plans to construct 35 three-story townhomes alongside a 4,500-square-foot office building. The site sits adjacent to Holland Park and the Prisma Health Swamp Rabbit Trail. Because 10 percent of the units are designated as affordable housing, the development qualifies for a height bonus that overrides the current Mixed-Use 2 zoning limit of two stories. The team aims to break ground by the end of 2026.

On Anderson Road, DRB Homes is proposing an 18-unit townhome community with one single-family detached home at the corner of Anderson Road and Martin Row. The City Council approved the annexation of the 1.34-acre site on Oct. 12. The three-story units will feature three bedrooms, two bathrooms, and a two-car garage. While final pricing is not set, the developer indicated that similar homes typically range from $500,000 to $600,000. Chad Carson of DRB Homes is working with the Sterling neighborhood to name the community. Groundbreaking is scheduled for 2027, with units expected to be ready in 2028.

Both projects require specific design elements to move forward. Park Vue will include outdoor amenity space and a pedestrian connection to the park. DRB Homes is still in the early stages of planning but has outlined the basic specifications for the residences. The addition of these units reflects a continued push toward higher-density living in areas already zoned for mixed use.
